Investment Manager

Carttera is a leading real estate development and investment firm offering a proven platform for premier pension funds and institutional investors. The firm specializes in the execution of urban intensification strategies across commercial and residential asset classes within the Toronto and Montreal markets. The Investment Manager will be responsible for underwriting new acquisition opportunities for multi-residential, industrial and retail development projects, utilizing existing complex financial cash flow models. Responsibilities will include analyzing financial scenarios at both fund and project levels, and managing acquisition and disposition processes, including due diligence, broker liaison, legal coordinating and closing arrangements. The Investment Manager will also work with senior project development managers and executives on existing and future development project budgets, planning and other reports.

The role will be based at Carttera’s office, located at 20 Adelaide Street East in Toronto.

Primary Responsibilities and Essential Functions

Acquisition Analysis/Management

  • Review and analyze market data to support pro forma assumptions
  • Work closely with the Investment, Development, Finance and Asset Management teams to prepare pro forma models and scenario analysis for potential acquisitions
  • Assist in acquisition due diligence
  • Assist in the disposition process of existing assets
  • Assist in analyzing property information, including leases, rent rolls, property budgets and surveys
  • Conduct analysis of potential capital structures
  • Develop financial models and tools to improve analysis, as needed
  • Work in conjunction with accounting team to assist with overall process improvements for project data
  • Strategic reporting: pipeline, geographic concentrations, market analysis

Investor Relations

  • Prepare quarterly project reporting packages for external institutional investors and stakeholders
  • Prepare Investment Memorandum for Investment Committee review

Knowledge/Skills/Competencies

  • Strong knowledge of financial concepts and financial model building in Excel
  • Excellent written and oral communication skills and relationship building skills
  • Superior analytical and problem solving and critical thinking
  • Self-motivated. Able to work well in both team and individual situations
  • Capability to thrive in a dynamic, hard-working, detailed and results oriented team environment
  • Excellent organization and time management skills; ability to multitask and prioritize is a must

Preferred Qualifications

Education

  • Undergraduate degree, preferably in Business, Finance or Economics supplemented by internships / work experience in a business analytical field.

Experience

  • 4 years minimum in finance/analyst position in commercial real estate investment/ development industry is required.
